Finding a property

The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking some months before you wish to move, as rental properties are viewed and reserved quickly. Presently the rental sector is busy and can be quick moving. Our tenancies are granted for a minimum term of 12 months, which may be renewed if all parties are in agreement.

Viewings will be arranged at times to suit you, including evenings and weekends if necessary, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.

Fees to tenants

Upon reserving a property, applicants will be required to pay our agency fee. These charges cover our referencing and admin costs and are non-refundable.

In addition to the above charges, you will be required to pay a Holding Deposit (akr Reservation Deposit). This is usually a minimum of €200. Providing the tenancy goes ahead, this will be deducted from the first monthly rental and the tenancy deposit, which are due before you move in (see below).

In the event that the landlord declines to grant the tenancy, it will be refunded to you in full.

However, the holding deposit will be non-refundable if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.

All new tenancies are subject to €200 cleaning deposit. Refundable at the end of the tenancy, provided the property is in a clean and tidy state, this is at the agent’s discretion.


As a minimum, we will require satisfactory references from your employer (or proof of income/pension), a previous or current landlord, and a credit reference report etc.

We may also require a personal reference, and sometimes a guarantor. We may use the services of an independent referencing company to obtain and evaluate these references.


Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Water, Gas, Electricity and Telephone / Internet costs. All rents are payable by bank standing order to our company bank account, your landlord’s bank account or cash into our office (depending on the circumstances).


A security deposit of a minimum of 6 weeks rental will be required. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.

Which party is responsible for what?

This varies slightly depending on the property, but generally speaking…

The Landlord is usually responsible for:

  • Insuring the property suitable buildings cover and like

  • Repair and maintenance of the hot water and heating systems, the pipes and the electricity system

  • Repair of the appliances included within the property

  • If the property is a flat, the service charges (for maintenance to the structure of the building, cleaning and electricity in the communal areas).

The Tenant is usually responsible for:

  • All utility bills (electricity, gas and water) etc

  • Bills for telephone, broadband or cable TV if you want these (you’ll need the landlord’s permission to install these if not already installed)

  • Insuring your possessions in the property and/or the landlord’s possessions in those cases where the property is partially or fully furnished

  • Repair of your own possessions that you bring to the property including appliances

  • Keeping the property clean and in good condition including maintaining the garden, pool and any out buildings as appropriate

  • Informing us in writing or verbally about any defects
